Jack Madden Ford letter dated 9/8/04 read stating a signed Purchase Agreement for 9.1 acres. The Agreement is subject, however , to approval of the special permit by Sr. Operation. Specific use has yet to be determined it will be automobile related.
Conservation Commission letter dated 9/7/04 read stating pleased with the mitigation design and recommend that installation of those improvements be made a condition of approval should the Board decided to permit this property division.
Leonard Simons letter dated 8/31/04 read. Provided the Board additional information regarding their application for a special permit to increase the percentage of impervious surface on the property (which presently consists of two adjacent lots). The increase in the percentage of coverage results solely from the conveying of one of the lots, located at 1025 General Edwards Hwy. and which is currently undeveloped to a purchaser. This application is not a request to allow creation of additional impervious surface. Mr. Simmons also stated in circumstances where no additional impervious surface is being created on the Senior Parcel and that there is no additional detrimental effect to the neighborhood, and certainly no substantially more detrimental effect.
Town of Walpole, Superintendent of Sewer and Water letter dated 7/9/04 read stating this area is located in the primary recharge area of the School Meadow Brook Aquifer and any variances that are granted relative to allowing excessive impervious cover may be detrimental to such recharge. Respectfully request that the Board continue to review this request with the utmost consideration being given to protection Walpole’s water supply. Also, the Chairman of the Walpole Board of Sewer & Water Commission expressed concern that given the history of contamination that has emanated from the site in the past, that any developmental activity in the area may result in increased flow of any remaining contamination to the aquifer, more particularly Walpole’s Well #6.
Peter O’Cain, Asst. Town Engineer, letter dated 9/3/04 read. Stating reviewed the plan dated April 20, 2004 named Upgrading of Stormwater Management for Lot 1A and finds that the changes to the stormwater system will provide a significant improvement in the quality of water leaving the site. Town Engineering Div. would approve of the proposed changes.
Peter Fontacio, CEO for Sr. Operation state that the reason for the special permit is to be able to sell off a portion of the lot. Also, that Sr. Operation does not plan to make changes to the remaining portion.
Walter had concerns with the calculation of run-of Response there has been no changes since 1981.

Applicant described the plans for squaring of the house. On the first floor plans to add an office with a covered walk way will be added off the family room, sunroom enlarged and new deck The pantry will be moved to square off that corner of the house. The plan is to open up the wall between the kitchen, living room and dining room. Between the kitchen and living room a set of stairs will be removed and a half bath and closet will be added. The second floor plan is to add master bathroom and extend the existing deck.
